Single storey house façades

Choose a look you love

We offer a range of customisable façades to suit different tastes. Whether you prefer a modern urban façade, a sleek look or a more traditional style, you can personalise your home with a façade that ticks all your boxes.

Popular options for one storey homes include the minimalist clean lines of the Connell façade and the stunning raised portico and wide entry of the Palma façade.

If a Hamptons façade is your thing, the more traditional Easport façade has been designed with a nod to the clean lines and coastal elegance of Hamptons style.

All our façades feature a range of finishes and materials for an impressive modern look and come with the option of COLORBOND® steel roofing or a tiled roof.

Seamless transitions and open plan living spaces

Perfect for family time and entertaining

Our single storey home designs are created to maximise space, natural light and storage, with a focus on seamless transitions that create a harmonious flow through the home.

Understanding the diverse needs of modern families, we’ve created versatile floorplans so there's truly something for everyone. You'll find designs with private zones, separate living areas, master suites that serve as peaceful retreats, study nooks and dedicated offices.

At the heart of each design are open-plan living areas where the kitchen, dining and lounge spaces come together effortlessly—perfect for family time and entertaining guests.

Features designed for modern living

Practical and functional single storey home designs

As some of the most important functional areas of the home, we pay particular attention to the kitchen, bathroom and laundry.

The kitchen is the hub of the home, so our designs focus on a timeless look that's also practical. Most of our single storey house designs feature a butler's pantry for improved kitchen organisation, additional storage and keeping food prep and clutter out of sight.

All of our homes feature two bathrooms - a main bathroom and ensuite to the master bedroom - because one is never enough. Some designs even include a dressing room off the master, taking the idea of a walk-in robe to the next level.

Our oversize laundries take the idea of the laundry room up a notch, with thoughtful styling that complements the rest of the home and plenty of space for storage and tasks.

Single storey house plans

How do you choose a plan that's right for you?

So, how do you narrow down the options from our range of floorplans? Assuming you already have a clear budget in mind, start by identifying how many bedrooms and bathrooms you need to accommodate your family now and in the future.

Then create a checklist of must-have features for your family. Items to consider in single storey home plans include whether you want a powder room, where you prefer your master suite (front or rear), the number of parking spaces, type of entry area, parent's retreat, leisure spaces, the size of the alfresco area and whether you need an office space to work from home.

Use the filter above to create an initial list, including as many additional features as possible, lot width and pricing.

Designer advice for narrowing down your single storey floorplan

Plantation Homes national design manager Jeff Bugeja shares some suggestions on how to narrow down the options from your longlist.

Choose a floorplan that suits your daily lifestyle

"When considering a single storey floor plan that will suit your family and lifestyle, think about everyday life - your routines, how you prefer to move through your home, transitions such as from outside to inside and from room to room. Understanding these flows can help you choose a floorplan that works for your home," Jeff said.

Consider which zones are the most important for you and your family

"Modern living is all about living spaces and zones. Think about your most important zones and explore floorplans that tick that box. For example, if a private parent's retreat is a top priority, look for designs with a master suite at the rear of the home. If you're looking for an entertainer's delight where there's plenty of room for friends to visit, go for a floorplan with a grand kitchen, butler's pantry, multiple entertaining spaces and a large alfresco," explains Jeff.

Experience it in the flesh

"Finally, be sure to visit our display homes to see how the various floorplans work in practice. Initially, focus on the big picture - the entry area, traffic flows, especially in hallways and common areas, how the spaces work together, room sizes and proportions and whether the floor plan meets your privacy preferences."

When a single storey design may be right for you

Effortless living on one level

A one storey house is undoubtedly the best option if accessibility is important. With no stairs to navigate, it's easier if you have small children or if someone in the family has mobility issues. It's also future proof if you're looking to build your forever home.

Depending on the floorplan, a single storey home design can also offer more seamless indoor-outdoor living which is ideal in the subtropical south east Queensland climate and a staple of the Australian lifestyle.

Looking ahead, the absence of an upper storey means the home can be easier to maintain, especially when it comes to keeping the exterior clean and fresh.

If you're on a budget or a first home buyer just wanting to get into the market, a single storey home in a sought after location can tick a lot of boxes.

And finally, if you have a larger block, wide block or acreage, a single storey home allows you to maximise the available space.

"As designers, our task is to craft innovative single storey house designs that seamlessly adapt to the ever-evolving needs of individuals and families, ensuring that every home is a canvas for personal expression and a sanctuary for every resident," Jeff said.

Jeff shares some tips for selecting the right home for your needs.
