As some of the most important functional areas of the home, we pay particular attention to the kitchen, bathroom and laundry.

The kitchen is the hub of the home, so our designs focus on a timeless look that's also practical. Most of our single storey house designs feature a butler's pantry for improved kitchen organisation, additional storage and keeping food prep and clutter out of sight.

All of our homes feature two bathrooms - a main bathroom and ensuite to the master bedroom - because one is never enough. Some designs even include a dressing room off the master, taking the idea of a walk-in robe to the next level.

So, how do you narrow down the options from our range of floorplans? Assuming you already have a clear budget in mind, start by identifying how many bedrooms and bathrooms you need to accommodate your family now and in the future.

Then create a checklist of must-have features for your family. Items to consider include whether you want a powder room, where you prefer your master suite  (front or rear), the number of parking spaces, type of entry area, parent's retreat, leisure spaces, the size of the alfresco area and whether you need an office space to work from home.

Designer advice for narrowing down the options

Plantation Homes national design manager Jeff Bugeja shares some suggestions on how to narrow down the options from your longlist.

"When considering a single storey floor plan that will suit your family and lifestyle, think about everyday life - your routines, how you prefer to move through your home, transitions such as from outside to inside and from room to room. Understanding these flows can help you choose a floorplan that works for your home," Jeff said.

"Modern living is all about living spaces and zones. Think about your most important zones and explore floorplans that tick that box. For example, if a private parent's retreat is a top priority, look for designs with a master suite at the rear of the home. If you're looking for an entertainer's delight where there's plenty of room for friends to visit, go for a floorplan with a grand kitchen, butler's pantry, multiple entertaining spaces and a large alfresco."

"Finally, be sure to visit our display homes to see how the various floorplans work in practice. Initially, focus on the big picture - the entry area, traffic flows, especially in hallways and common areas, how the spaces work together, room sizes and proportions and whether the floor plan meets your privacy preferences."
